How a Family Trust Became a First-Time Homebuyer Success Story in Roseville

The sale of 240 Cedar St, Roseville is one that truly warms the heart—especially in the spirit of Christmas.


In this transaction, we helped a first-time homebuyer purchase his late mother’s home using funds from his inheritance. Without being able to liquidate that inheritance, he would not have been in a financial position to buy the property.


A Unique Trust and Inheritance Situation

After his mother recently passed away, our client became one of five beneficiaries in her trust. The trust owned two neighboring homes in Roseville, both owned free and clear. While the other four beneficiaries wanted to sell, our client had a different goal. He was the only beneficiary who wanted to keep one of the homes, allowing him to fulfill his dream of becoming a homeowner while preserving his family’s legacy in the neighborhood.


Creating a Plan That Worked for Everyone

Together, we devised a plan that complied with the trust’s guidelines and benefited all five heirs.


The first step was to empty and sell the larger, more valuable home in order to liquidate equity. Once that sale closed, the buyer of 240 Cedar St used his portion of the proceeds as a down payment. He then secured a traditional loan and purchased 240 Cedar St directly from the trust, which acted as the selling entity—even though he himself was a beneficiary.


Why Trust Real Estate Is Often Challenging

Real estate is frequently the most valuable asset in a family trust, yet it is often the most difficult asset to liquidate. Converting home equity into usable cash can be especially difficult when there are multiple beneficiaries involved.


For example, with inherited stock accounts, individual beneficiaries can usually choose whether or not to sell their portion. A house, however, cannot be divided into pieces. It is typically an all-or-nothing decision, making agreements among heirs far more complex.


A Rare Win-Win Outcome

In the end, we achieved the best of both worlds:

  • One beneficiary became a first-time homeowner

  • All five heirs were treated fairly

  • A family legacy was preserved
