From Trust to Transformation: A 5-Year Journey to Sale

Five years ago, I first connected with a seller who was managing his mother’s trust. The property belonged to his mom, who had recently moved into a care home. At the time, the house sat vacant, and selling seemed like the logical step to help cover her care expenses.


However, as often happens with family-owned properties, there were differing opinions. The seller and his sister had different ideas about how to move forward. They chose to handle those differences privately, which stretched out the process for five years.


This past October, they finally reached a resolution and were ready to sell. My clients and I stepped in, competing against multiple offers. We secured the deal while still ensuring a profit margin that allows my clients to successfully flip the property.


The home itself tells a story: it carries the smells of dog urine and cigarette smoke, but beneath that, it has a solid layout, strong bones, and sits on a large lot — the kind of potential investors look for. My clients purchased the property in cash, and renovations are already underway.


Come January, I’ll be relisting this transformed home on the market. What began as a long, complicated journey is now on track to become a fresh start — both for the property and for the family who entrusted its sale.
