Should You Grant a Closing Extension Without Asking for Something in Return?

A seller shouldn’t always agree to a closing extension without additional protections, especially when the buyer has already missed important deadlines.

Unexpected delays can happen in real estate. But when a transaction is already behind schedule, granting additional time can create more uncertainty for the seller. Knowing how to navigate these situations can make a significant difference in protecting your client’s interests.

A Real-Life Example: The Broken Bow Dr Transaction

Toward the end of our transaction on Broken Bow Dr, the buyer needed additional time to close. The challenge was that previous timelines had already been missed, leaving our seller facing even more uncertainty.

Rather than simply agreeing to another extension, we looked for a solution that would give the buyer the time they needed while providing our seller with additional protection.

The solution? We negotiated the immediate release of the buyer’s deposit to our seller in exchange for the additional time to close.

This arrangement created a clearer path forward for both parties.

The buyer received the extra time needed to complete the transaction, while our seller gained additional protection if the deal failed to close and the property had to return to the market.

Ultimately, the buyer followed through, the home closed successfully, and both parties were able to move forward.

Why Negotiating a Closing Extension Matters

When a buyer requests more time, a seller may feel pressure to agree simply to keep the transaction alive. However, an extension can also be an opportunity to revisit the terms and negotiate additional protections.

Depending on the circumstances, this may involve discussing a deposit release, revised deadlines, or other terms that address the seller’s concerns.

Every transaction is different, and any changes to the purchase agreement should be properly documented and reviewed with the appropriate real estate and legal professionals. Deposit releases, in particular, can involve contractual and legal considerations that should be evaluated before an agreement is made.

The goal isn't to make the transaction more difficult. It's to make sure the seller understands the risks and that any additional time is negotiated thoughtfully.

Real Estate Is About More Than Getting an Offer Accepted

This is the side of real estate you don't always see on Instagram.

A successful transaction isn't just about accepting an offer and moving toward closing. It's also about knowing what to do when things don't go according to plan.

Missed deadlines, unexpected delays, and last-minute requests require clear communication, strategic negotiation, and a thorough understanding of the client's priorities.

In the Broken Bow Dr transaction, finding the right solution allowed us to keep the deal moving while addressing our seller's concerns.

Because great real estate representation means more than getting to the closing table. It means protecting your client's interests along the way.
