How do you sell a dated home quickly for over asking, with no repairs or upgrades?



We just closed on 5830 Devon Drive in Rocklin, representing the sellers—and this one is a perfect example of how preparation drives results.



We listed the home at $599,000. After one weekend, we generated five offers and accepted an all-cash offer $50,000 above asking.


What makes this especially notable is the condition of the property.


This was a 30-year-old home in completely original condition—original roof, HVAC, and windows, along with cosmetic wear, dry rot, and a segmented floor plan. On paper, it had several factors that typically cause hesitation for buyers.


But instead of hiding that, we leaned into it with two strategic moves: pre-listing inspections and intentional presentation.

Before hitting the market, we completed inspections and disclosed everything upfront.

Then we layered in staging to bring the interior to life.
