Would You Spend $5,000 on a Home You Don't Own?

It might sound crazy, but that's exactly what our buyers did to secure their dream property in Penryn—and it was the right move.

The home had an active termite infestation, which created a major hurdle because our buyers were financing the purchase with a VA loan. Unlike some other loan programs, VA financing has strict property condition requirements, and active pest infestations often need to be addressed before a loan can close.

Instead of walking away from a property they loved, we developed a strategy that worked for everyone involved. We negotiated an aggressive purchase price for our buyers, giving them enough savings to justify taking on the termite remediation before they officially became the owners.

While investing approximately $5,000 into a home they didn't yet own may seem risky, it ultimately allowed the property to meet the VA appraisal requirements. More importantly, it enabled our buyers to keep their VA financing, which came with a significantly lower interest rate than many conventional loan options available at the time.

Real estate isn't always straightforward. Every transaction presents unique challenges, and sometimes finding the best solution requires creativity, strong negotiation, and a willingness to think outside the box.

In the end, our buyers successfully closed on their Penryn property and can now focus on what they envisioned from the beginning—transforming it into the dream home where they'll create lasting memories with their family.
