What Makes a Home Sell Above the Neighborhood Comps?
We just closed 8129 Craft Court in Orangevale, representing the sellers on this one.
This was a flip for my clients.
We originally brought this property to our clients off market.
When they bought it, we projected a resale price around $575,000.
We ended up selling it for $615,000 — with five offers — and it still appraised at $615,000, even though there really weren’t strong comps to support that number on paper.
Here’s why it worked.
1. The Condition Was on Another Level
This wasn’t just a cosmetic flip.
Yes, it had high-end finishes and looked great. But more importantly, all the big stuff was brand new:
HVAC
Windows
Water heater
Roof
Dry rot repairs
No other home in the neighborhood had been remodeled to this level — especially not with all the major systems replaced.
That matters to buyers. And it matters to appraisers.
2. The Location Is Hard to Replicate
The home sits at the end of a large, quiet cul-de-sac on Kraft Court.
That street almost never turns over.
No sales on that street since 2023
Only three homes have sold in that cul-de-sac since 2015
Three original owners from 1975 still live there
That tells you everything.
On top of that, the lot is oversized and pie-shaped, with basically two separate backyard areas. It’s usable, private, and different from anything else in the neighborhood.
You can remodel a house.
You can’t recreate a lot or location like that.
3. The Market Spoke
We had five total offers.
Three of them were over $600,000.
At the end of the day, market value is what buyers are willing to pay. And we had multiple buyers willing to pay right around our final number.
When it came time for the appraisal, I made sure the appraiser understood:
The level of renovation
The uniqueness of the lot and cul-de-sac
The multiple strong offers
All of that combined supported the $615,000 value.
And it stuck.
The Takeaway
We projected $575,000.
We closed at $615,000.
And it appraised at $615,000.
That doesn’t happen by accident.
It takes buying right, renovating smart, pricing correctly, creating demand, and making sure the appraiser fully understands the story of the property.
That’s how you push value — and protect it.
